Crystal Palace CLT is made up of local residents and aims to acquire land to provide affordable homes, workspace and other community assets in consultation with local residents. We aim to build local resilience and sustainability in Crystal Palace, South London.
We have established a Community Land Trust, as a Community Benefit Society, with objects to match our vision: the relief of poverty, the environment, culture, heritage and regeneration.
We are part of the Crystal Palace Transition Town community, but a separate entity with our own governance.
The Lawns
The London Borough of Croydon have released a site for development for 100% affordable community-led housing on a 125-year lease, subject to planning.

Our aims for The Lawns
The site is situated on The Lawns, off Spa Hill in Upper Norwood and is located approximately one mile south west of the Crystal Palace triangle, and three miles north of Croydon town centre. It is a triangular site compromising a grass covered plot with vehicular turning head which serves The Lawns.
We would like to build a scheme that is 100% affordable. Our top priorities are meeting the needs of people in temporary accommodation, single parents, families with children, young people, and domestic abuse survivors.
Given the local housing need, our preference for the type of housing is social rent first, other sub-market rents second, and affordable ownership third. In the language of the London Housing Strategy, that is: London Affordable Rent, London Living Rent, and an equivalent to London Shared Ownership.
